Standard Inventory Report and Meter Readings

An inventory is a detailed inspection of the fixtures, fittings and furnishings in a property. It includes descriptive and conditional comments for each room with readings for the gas, electricity and occasionally water meters, supported with photos. The report includes an overview picture of each room and separate conditional photos for items that appear damaged or valuable. Our standard Inventory report can be produced at any time during the tenancy and is purely a snapshot of the property on a given date.

Mid-term Inspections

A Mid-term report is an interim inspection giving an overview of a property’s condition during the course of a tenancy. It is typically conducted on a quarterly or bi-annual basis. It allows landlords to remain informed and provides an indication of how the property is being looked after.

  • Maintenance (e.g. mould, damp, condensation or water damage)
  • General property damage
  • Poor cleanliness
  • Subletting
  • Pets
  • Smoking
  • Neglect
  • Other tenancy breaches
  • The report is invaluable in minimising potential void periods by providing an opportunity to resolve maintenance issues prior to being faced with a costly vacant property. It is particularly useful for longer term tenancies.

Inventory and Check-in Report

The Inventory & Check-in report is our most comprehensive inventory report, specific to and produced at the start of a tenancy. In addition to everything in the standard Inventory report it also includes:

  • Meter readings with photos
  • Keys provided with photos
  • Schedule of Condition
  • Check-in service - releasing keys to new tenants on their move-in day
  • A sound platform to facilitate an accurate comparison when the check out report is eventually produced.

Check-out Report

A Check-out report is a detailed and impartial inspection conducted at the end of a tenancy. It is a point by point examination of conditional differences from the Inventory & Check In report, coupled with photos showing the changes.

Snagging/Defects Inspection

A snagging/defects inspection is designed to check for problems with a new-build home. The best time to have a snagging survey done is the period between building work being finished and your legal completion date, so the developer has time to fix any snags before you move in.
